PUD LAW APPROVED: Town of Ramapo Moves Forward with Flexible Zoning Plan for Mixed-Use Development

The Ramapo Town Board voted Wednesday night to approve the Planned Unit Development (PUD) zoning law, following several months of public hearings and community input. The new law establishes a zoning framework for mixed-use developments on properties of 10 acres or more, combining residential, commercial, and recreational components.

The decision comes after extended public discussion that began earlier this year. While a small group of residents voiced concerns over potential traffic and infrastructure impacts, the majority of speakers throughout the process supported the change, highlighting the need for additional housing and modern planning tools.

“This law gives us a responsible way to address the housing needs of our growing community while maintaining oversight on every proposal,” one resident said at a recent hearing.

As Monsey Scoop previously reported, the PUD law does not automatically authorize any development. Instead, it provides a legal framework for developers to submit formal proposals, each of which will require public hearings, environmental reviews, and Town Board approval.

With the measure now adopted, Ramapo officials expect proposals to begin arriving in the coming months. Every application will be reviewed individually through a public and transparent process.
