The long-running financial situation surrounding the Palisades Center Mall could reach a pivotal moment next month, as court filings indicate that portions of the property are scheduled for a possible public auction.
According to a notice of sale filed in court, parcels that make up the Palisades Center Mall are slated to be auctioned on the afternoon of February 4 in Manhattan. Local officials have indicated that the potential sale would include the main mall property, excluding the former Lord & Taylor space, as well as additional surrounding parcels.
The court action reflects a standard foreclosure process tied to long-standing financial challenges connected to the property. While the auction date is listed, the process could still be delayed through further legal action, including bankruptcy filings or appeals, though no such filings have been recorded as of now.
Officials in the Town of Clarkstown note that the municipality is not directly involved in the legal proceedings and does not have access to all details of the case. Town leaders have indicated that a court hearing scheduled for early February may help clarify whether the sale will ultimately move forward.
In recent months, management of the mall transitioned to Spinoso Real Estate Group, which replaced Pyramid as operator. During that time, improvements have reportedly been made to the property, and town officials have expressed optimism about the mall’s long-term viability regardless of ownership changes, noting that the site remains zoned for mall use.
Sources familiar with the matter have also indicated that certain federal notifications would be required before any public sale could proceed, and those steps have not yet been completed.
The Palisades Center has faced financial pressure for years, driven by shifts toward online shopping and the impact of pandemic-era closures. Despite these challenges, the mall continues to serve as a major community hub and economic engine for Rockland County.
County officials have emphasized that while Rockland County is not a party to the potential auction, the Palisades Center remains a significant contributor to local tax revenues for Clarkstown, area school districts, and the county as a whole, as well as a major regional destination that draws visitors and outside spending.
