New Jaguar/Land Rover Dealership to Open in West Nyack

A significant real estate transaction has paved the way for a new Jaguar/Land Rover dealership on Route 59 in West Nyack, marking a notable development in the local automotive and commercial real estate sectors. CARS DB4, a limited partnership with a focus on investing in real estate net leased to franchised automobile dealerships throughout the United States and Canada, has completed the purchase of two parcels located at 236 and 250 West Route 59. The sale was facilitated by BC Property Company Nanuet, LLC.

The acquisition, valued at $10.75 million, encompasses a 3.4-acre site and was supported by $3.3 million in financing from Citibank. The property, zoned for Regional Shopping (RS), is strategically positioned for motor vehicle dealerships and related operations.

The Town of Clarkstown has green-lighted plans for the site to host a new Jaguar/Land Rover dealership and service center. The proposed facility, spanning 31,300 square feet, is designed to feature a 16,000-square-foot showroom displaying the latest models, a customer lounge, amenities, and office space for sales and administrative operations. Additionally, the service area will cover 15,300 square feet, including service departments, wash and detail bays, parts storage, and support spaces for technicians. The plan also includes 150 parking spaces, with access provided via the Route 59 Service Road.

To address environmental and zoning considerations, the developer has obtained a special use permit from the Clarkstown Zoning Board of Appeals. This permit allows for the construction of parking and driveways within designated floodplain areas. Moreover, the project has navigated environmental regulations by securing a permit from the New York State Department of Environmental Conservation and the Army Corps of Engineers, enabling the filling of existing wetlands and the creation of replacement wetlands to mitigate the impact.

Previously owned by Eklecco, the entity behind the Palisades Center mall, the vacant parcels formerly hosted a bank and a fast-food restaurant. The new dealership is expected to enhance the local automotive market and contribute to the commercial vibrancy of Route 59 in West Nyack.
