A ribbon-cutting ceremony was held Sunday afternoon at 22 Decatur Avenue to celebrate the completion of a new development made possible under the recently approved Town of Ramapo X-7 zoning. The event, hosted by The Sunrise Developers Corp, drew local officials and community members marking the project’s official launch.
Supervisor Michael Specht and Chief of Staff Mona Montal and Ramapo Planning Board Chairman Yisroel Eisenbach were in attendance, joining developers and guests for the unveiling.
A representative from The Sunrise Developers told Monsey Scoop: “Today marks an exciting milestone for this neighborhood. The X-7 zoning has opened the door for growth, improved housing opportunities, and responsible development. We’re proud to bring this project to fruition and grateful for the support from the Ramapo Town Board, Supervisor Specht, Mona Montal, the Planning Board, the Zoning Board, and the entire community.”

Ramapo Planning Board Chairman Yisroel Eisenbach shared his perspective with Monsey Scoop: “As the chairman of the Ramapo Planning Board, I’m excited to see the first-ever X-7 application being built and delivered. It’s no surprise that our region is facing a housing shortage, and this project helps address part of that need, especially with affordability in mind for newly married couples. The development includes sufficient parking and a proper play area, making it practical and family-friendly. I hope this will not be the last, and that even more, perhaps larger and even nicer, projects like this will follow in the future.”
The event concluded with the ceremonial ribbon-cutting, officially marking the site’s opening and the beginning of its next chapter.

The housing ‘crisis’ is solely because Rockland County is over saturated. Lifelong Spring Valley residents are being displaced with the rampant overdevelopment-which isn’t even open or offered to them.
